Post: HELOC waiting period for a cash purchase?

Hello,

My name is Davian and I am a novice investor. I am seeking advice about a cash purchase property. I have the money to secure the property however is there a required period like with seasoning to apply for a home equity line of credit? I will need capital to fix the property up. Any thoughts are greatly appreciated.

All,

My nane is Davian and I am new to the site. I am a novice investor and was hoping to get a little advice regarding a deal I have in the works. I am currently purchasing a REO home and will renovate the property before I rent it out. For asset protection purposes I need to conduct a deed transfer to my LLC, however I wanted to refinance the property as there is a great deal of equity available that will pay back my initial investment plus allow me to invest in a second property. If I execute the dead of transfer to my LLC and then refinance,is this a taxable event? What is the idea approach to take here considering I have to wait 6 months due to seasoning? I also have a second deal that is a cash purchase and I want to use the same strategy, is seasoning a factor when it's a cash purchase. Any thoughts will be greatly appreciated.

Hi Terrance,

Interesting question! I make a modest living and I also work in Afghanistan 14-15 hours per day 7 days a week for the past three years. Since I have been here I have made a few investments. While most people have idea conditions ie cell phones, unrestricted Internet, and no imminent threats, the conditions here are much different for me. Yet I dedicate one hour per day to read and look at properties that I am interested in. Honestly I have not physically seen any of my investments, but I do know I get cash flow every month. I let my realtor do most of the work, I ask for Comparative Market Analysis (CMA), I look at the potential invest bet via google earth to see what's in the area, I use zillow to find schools, and I use indeed.com to find out the types of occupations in the area. While my job is very demanding and all the other factors that could dictate what I do all of the things I just listed take me roughly an hour per day! It all comes down to you have to make time to " mind your own business". I hope this helps.
