Hi, Jennifer,

If you do your homework, you'll love this as an investment. I own two assisted-living facilities in Wisconsin, and manage two more. The laws vary greatly from state to state, but you'd still be playing the same ball game- just in a different park. I can give you more details, such as how you CAN do this as strictly an investor, and some financials if you'd like to PM me. Remember, starting January 1st, 2012, and continuing for the next eightenn years, ten thousand baby boomers reach retirement age EVERY SINGLE DAY- many of them are going to need a place to go.

Ryan Wright at DoHardMoney is a nice enough guy, who only wants to get into your wallet. Once you go through the whole process of presenting your deal, numbers, etc., he'll has to send his own "evaluators" out to check out your deal- for a $495.00 upfront fee. If you look at the right side of his website, you'll see links to every other program out there. Even if you're desperate, look absolutely everywhere else first.

Carlton Sheets is alive and well, and still reeling them in. Now, he is ALL hard sell, this time his "mentoring" program. If you e-mail him, he'll respond with the extreme hard sell for about a week, then tell you you're not serious about real estate and never contact you again.

I'm with Ann- I bought his course, and it got me interested in real estate in the first place. Thank you, Carlton!

It would depend who your carrier is, as they each have their own models from each manufacturer. U S Cellular carries the Motorola Quantico, a military grade, shock-proof phone with a rubberized case that is waterproof up to four feet or so. It is NOT a smartphone, though. If you want an android phone, they carry the Samsung Galaxy ll, with a huge screen so us old folks can read it. The screen is extra- thick, and is nearly impossible to break just by dropping it. Like Ann, I resisted getting one for years. Now, I can't imagine not having a smart phone.

Find your investors first! Even with shrinking inventory and rising prices, it's still easier to find great deals than it is to find private money, especially if you're new and inexperienced. Trying to get a complete stranger to loan their money to someone with no track record is extremely difficult. It's frustrating, particularly when you know for SURE that you have found the absolute best real estate deal in the history of real estate! LOL All kidding aside, I was taught that, like Monica said, if you find the deal, the money will come. Sadly, that just hasn't proven to be true in my neck of the woods. Do your homework, check and double-check your numbers, and find your money first!
