@Cara Lonsdale I'm willing and able to move into the property, this is an all cash purchase. But was told last minute (half an hour or so ago) that it was for owner occupant only so now my estimated numbers look different, though still good.

@Mike Cumbie So I should wait until the exclusivity ends but could risk losing the property to another buyer?

Keep looking! Better to have a month's vacancy than to suffer multiply months of no rent while having to deal with evictions.

Nice job! How was your DTI when you looked into cash out refi while between jobs? Or did you start the refi process after going into the start-up? I have so much dead equity but can't tap into it because of DTI.

Thanks Kathie, didn't see your message earlier. Wish you were able to look at my deal. The offer is due tonight so no time. I have cash for the property but I would like to get more cushion for the renovations. I think I'll just bid low and hope it goes through. If by luck we get it, I won't have to worry about renovation cost too much.

No, I'm not owner occupying which is why we couldn't do the 203k rehab. However, HML only lend to corporations, LLC, and partnerships. I am just an individual looking to rehab an investment property that I hope to pay in cash, so looking for HML that works with individuals. Ideas?

I feel your pain, I had to do an eviction before. I know you think the $199 is not justifiable for hiring an attorney. However, it is not just $199, it's the potential trouble of having her stay in the unit and creating more issues for you-- what's the cost estimate for that. Also, hoarding is a mental issue so I don't see her being able to just leave because of her psychological attachment to her stuff. Get a good eviction lawyer right away, they are worth it. Good luck!
