First get educated ...there is a huge difference in the results you can get with rental portfolios if you know how to buy supper cheap and get the repairs done affordable and on time. Once you have a good understanding of how to find, analyze and repair like a pro 300k is enough to build an empire. I started 10 years ago with a partner who had 300k and we were able to build a crazy profitable flip and rental business. My point is if you really take time to master the systems and processes that top flippers and landlord use 300k can be deployed to make as much money as you want each month. I always start by picking a high deal volume area to focus on. For me that the area were other investors are working because there is plenty of opportunity, Once I feel good about the deal flow I put together a strategy to start winning more than my fair share of deals. My 3 strategy is start with efficient prospecting, talking with sellers in a way, they want to do business with me and keep tweaking consistently until it works. Good luck this is a fun journey.

Michael seeker made some good points about the gurus stuff. I joined Fortune Builder about 6 years ago and they were honest and a good group of people. It cost 32k at the time and they did not live up to the hype but were not by any means bad. My experience over the last 10 years has been the big GURU are more of board teaching theory and and don't focus on your results. To be fair to them it kind of impossible to run a 200 million dollar coaching business and work hand to hand with each student. They focus on our desire do it quickly and the coaches i have had the best results with have focused on building slowly and systematically. Small groups with lots of interaction and consistent weekly growth would be my best advice. Plus a big bonus is they are usually a lot more affordable.

It's so hard to tell the world about mistakes we have made even when we know it the right thing to do. I am sorry for everyone who went through this experience. But very appreciative of the courage it took everyone to share. Like Gerry said its never easy to "hang out your dirty laundry".
