I have a Bryant furnace roughly 40 yrs old, still working but sometimes it does not stop thru the thermostat control. I have to turn off thru the emergency switch. Should I replace it? If yes, any vendor in New Jersey?

I’m a new landlord yet to apply for llc in New Jersey, what business address can I use ? Looks like I cannot use the ‘ni registered agent’ as my business address.
