If you go to the county website https://polk.payfltaxes.com/lookup/property-tax you can plug in the parcel id and see which bills are still outstanding.

I just love this community of investors! Thank you @Anthony Conway and @Steven J. for sharing your most valuable of insights. I so appreciate it! Yes, it definitely makes sense and it was similar to the strategy I was thinking of using.

What are your recommendations for selling a property like this? I'm assuming you are listing them yourselves on craigslist, eBay, zillow, Facebook, etc.? Any other marketing or selling tips you'd be willing to share?

I'm looking at buying a cheap property in Florida. It's an old 3/2 mobile home on over a quarter acre in a decent area. It needs quite a bit of rehab and is currently in an unlivable condition. I'm wondering if anyone has had success buying a property really cheaply (for say $15,000) and reselling it as is for say $30,000 using owner financing (without doing any rehab). Basically you're able to mark up the price because you're offering the service of providing the loan.

Hi @Matt Crain,

I've invested in both tax liens and notes. Tax liens were a fun initial investment and a way to start investing in something. Then I discovered notes and have been investing in them since the end of 2016. 

I purchase first position, performing notes and love partials (buying a portion of the remaining payments for a portion of the outstanding balance). I read every book I could find on both tax liens and note investing (there aren't that many) and was lucky enough to find a local fellow note investor and pick his brain.

For tax liens I read: 

  • The 16% solution : how to get high interest rates in a low interest world with tax lien certificates by Joel Moskowitz 
  • The complete guide to investing in real estate tax liens and deeds : how to earn high rates of return--safely by Alan Northcott
  • Tax Lien$ by Michael Pellegrino (This is specifically about New Jersey tax liens)

I also learned a lot from Joanne Musa (the tax lien lady) on youtube and through her website.

For notes I read:

  • Performance Anxiety: Creating A Fortune Investing In Non-Performing Real Estate Loans by Gordon Moss
  • Invest in Debt: The How To Book on Buying Paper for Cash Flow by Jim Napier (available to read for free on openlibrary.org)
  • Note Professor Notebook by Tom Henderson

Again there's a lot of great material on youtube. There are a couple of really great webinars by Donna Bauer.

Hello,

I'm searching for other ways of finding first position, performing notes for sale and I'm hoping you can help. 

Has anyone bought Experian's Note holders list and used it for a marketing campaign? 

Any other note holder list generating sites I should be aware of? 

Is there a way to get these lists directly from the county recorder/clerk's office?

Any input and advice is greatly appreciated.

Hello BP community,

I am a note investor currently living in the states. I have plans in the future to broker mortgage notes to foreign (European) investors. 

I'm looking for advice and was wondering if anyone has any experience brokering notes internationally. What are the logistical things to consider? What are the tax/legal implications?

If anyone has ever done anything like this or has suggestions about where to get more information, I'd love to hear from you.
