@Kapil Sehgal - if you can email me (privately if possible) your tenant's information (.ie, name, age etc) I may be able to help you with any charges that may have been filed. I'm a licensed bail bonds and PI in PA. Just an FYI in case anybody is concerned, it's actually public information you just need to know where/how to look.

I know this is probably a far fetch but I'd like to jump in feet first and hopefully do my first deal with "no money". 

I'd like to start off trying out the "subject to:" possibilities. If anybody knows of a motivated seller willing to hold the mortgage I'd like to talk to them.

I am fairly new here. No properties as of yet. I've got extreme interest in the no/low money down options. I've done a little research on the "subject to:" buying power. Can anybody advise what forms would be needed to proceed in this manner? Any advice trying to find a good title company to work with? Any other advice would be greatly, GREATLY appreciated.

I have had an interest in real estate investing for years. My Dad even bought one of the guru plans. My husband and I have sat in some of the "free seminars" only to find out at the end, once again, we didn't have the money we needed to proceed in that fashion. I have to thank Marko Rubel for my finding BiggerPockets. Although he had no direct influence his "subject to" real estate investing made sense to me and led me to seek more answers which ultimately brought me here. I was $'s away from buying his program when I found BiggerPockets and sat in on my first webinar. I cancelled my request for my husband to let me purchase the program and have been continuing forward as time allows. Needless to say, if my "day job" ever authorizes a paid office position.....

Again, any help or advice is appreciated.

Hi Scott,

I'm only about a week or two old here. Still trying to do all of the reading suggested. I'm interested in low or no money down funding. I think I have the gist of it. Just need to find out what paperwork is needed to proceed properly. I'll also be looking for REI meetings or groups in our area. Maybe we'll run into each other.

Somebody please correct me if I'm wrong.

It was my understanding that when you had a mortgage with a lender they held the deed until the mortgage was satisfied. If this is the case how would you get the deed transferred to you in the "subject to" process?

My husband and I have been to some of those "seminars" in the past but did not have the thousands of dollars they required. I've recently stumbled across two other online offers. One of course asks for three monthly payments. The other I didn't proceed that far but also came across biggerpockets. I'm hoping this will be the last. 

I've read where people were referencing to subject to: could somebody please explain to me what this means?

Thanks in advance and I look forward to bring a part of what appears to be a very authentic, no holds barred, community.

So to say I am a little overwhelmed may not be enough. Where and how to begin?
