I was wondering if anyone has done private money lending through AREI LLC. We found them originally when looking for turn key providers but decided to invest our money in private lending instead. We've had nice returns but now that they have our money, I'm terrified we'll never see it again. Hoping someone has some experience.

Hi everyone,

We just bought an investment duplex in a low income area and we just received notice that there is a proposal for a two phase 320 unit apartment building to be developed within 400 feet of our property. This propert was $80,000 and brings around $600 a month per unit. Will this apartment complex kill the rental value and resale value of our property?

Thank you everyone for the input!! I really appreciate it. There were a few points brought up that I didn't even consider. This investment thing has been one big learning experience.

Hello! We are in the process of trying to buy our first investment property. We live in Orlando, Fl and a triplex has just come up on the market near the University of Central Florida. One of the first things the listing agent told me was "all of the surrounding triplexes have been picked up by the fraternities because they have been kicked off of UCF property." Immediately I think this is a HUGE red flag. Am I wrong to think this way? All I can think of is bodily fluids and holes in walls and doors. As far as the property details go, she told me that the owners just replace things (appliances, doors ect.) as needed and it needs some cosmetic improvements. I am not worried about getting it rented as much as I am maintenance and repairs constantly popping up. Opinions?
