I currently live in a SFH over 10 yrs (FHA loan) I am being advised to get into a conventional. I want to purchase my first property rental out of state. Question is should I take A HELOC or use OPM? Thank you for ant feedback

Hi Jennifer I am Originally from Brooklyn and I am very to to this Real estate investing.  It’s so inspiring to see woman investors!! I am currently trying to wholesale deals so I can have enough capital to get a multi or duplex so I can buy and hold.

@john Thedford I am here to gain as much knowledge from people that are experienced. I at no point in time intended to mislead anyone. This is something that is brand new to me and am going off of what other wholesalers have mentioned on their podcasts & Channels. 

@Jonathan Greene Yes I did have an investor In that area that said they would take on the assignment from me. Like I have mentioned before I am new to all of this and use this as a lessoned learned. I have also signed up for a REI seminar just to get way more knowledge on doing things the right and legal way.

@JD Martin Thank you for providing me with all that important information.  I have already communicated with the seller & told them I wasn’t going to move forward with the deal.  I will definitely keep in mind all the advise given on here.
