Hi everyone,

I am new to this forum. I have listened to Bigger Pockets for quite some time now and finally decided to get on here because I current own a home in California, but I want to buy a 2nd house out of state. I was thinking Arkansas, Ohio, Indiana, or Michigan. If anyone else has suggestions on states they have rental properties and is working well, please let me know. I would like to start buying a rental property in early 2024. I just wanted to get started to choose a state, starting looking at it more and hopefully start to talk to get approved for a loan and start to talk to a real estate agent.

Thanks,
Miguel Suarez

Hey Miguel, I agree with looking at Ohio and Indiana for cash flow. I would also recommend checking out Northern Ky (Not Louisville). I am an agent here so if you want to learn more, let me know!

Why not Louisville @Sam McCormack ? (I'm curious about Louisville and wondering if I should avoid it.)

This is really helpful @Greg Parker! Thank you. I've been curious about Montgomery. We visited a couple years ago and it seemed to have some really nice potential. I may need a revisit. :)

YES - that's the plan. I'm going to target a couple (2) markets, do a little reconnaissance/research in each (by visiting) and pick one town to focus my energy on for this first purchase. (I've got about 2-4 in mind right now and just doing a little number crunching to see if any 1-2 stand out more than the others.)

  • 🌎 Hello! I'm Michelle and I have lived in Miami since 2009, and am originally from Los Angeles. I work as a Fractional CFO in the events industry. (My clients are rental companies, caterers, event venues, and production/planning firms.)
  • 💫 I am looking to purchase my first investment property in Alabama, Georgia, Mississippi, or the Carolinas by Q12024 to STR or LTR. (I'm also very intrigued by investing in Mexico - Mexico City, Oaxaca, Riviera Maya. Culturally speaking, it feels more familiar than the South to me. But the legal and financial pieces seem more complicated.)
  • 🏠 I have been interested for a long time in REI - but it always felt out of reach to make that big initial investment (the down payment, etc.) I recently attended a FANTASTIC bootcamp on STRs by Julie & Alex Hill and I feel empowered and ready!
