The price for one. Foreclosure.com has it at a phenominal price. Go to the mls listing and its  listed at market value.

Does anyone have any experience with the foreclosure site connected with BP here? I am on the free trial but am finding conflicting info on the listings vs what is actual.

Unfortunately your remedies are generally limited by the contract terms and the statute.  You may want to take a look at Texas Property Code Section 93.011 and seek the advice of a local attorney if you have further questions.  It is usually not a great plan to assume rights that you aren't clearly entitled to via the contract, statute, or other law.

 Thank you, Bret. I figured I am out of luck on that, but I am pulling my hair out now trying to get this last month paid. Definitely learned a lot from this experience.

We have a commercial building with renters that are in their last month. We have not received the rent yet (surprise!) and was wondering if we can deduct late fees from the security deposit. Property is in Texas. Here is my problem, this was a lease back to the sellers. The contract that was drawn up was done by the two realtors and I was told in Texas that is the standard when doing a lease back. I now noticed that my realtor didn't put in the late fee I requested in the contract. Something I didn't catch before closing. I know, I know, but this purchase was a headache in dealing with the realtors (never will use this one again!) and we just wanted to get it done. 

So, are we stuck with waiting for rent with no added late fees or what? As I said, they will be out at the end of the month. 

I look to see if there are any companies moving to the area I am wanting to invest in. Growth potential. Frisco, Allen, Plano are experiencing this and people moving to the state are looking to rent.

I think it peeved me more that it was not disclosed till just before closing and it was not even detailed what it was for. Simply put as a service fee and that I agree to pay it. I had to ask for an explanation. The property was $250,000. I will ask next time. Thanks

We just closed on a commercial property a couple of months ago and about a week before closing, my agent sent me one of the forms he said he forgot to attach when we submitted an offer( a month earlier). The form was that we agreed to pay a $325 service fee to our agent. When I asked what is was for, he said that it pays for the office help to handle all the paperwork so the agent can focus on buyers and being in the field. We were so close to closing I had no choice to sign and pay, but is this normal?
