Hi Everyone,

I have a rent by the room property and unfortunately, one of the tenants is being combative and aggressive with the other tenants.  Due to this behavior, she has broken the lease under the "other good cause" that was included.  The tenant has also ignored several of my attempts to contact her via phone and text and will only respond to my emails.  She is currently on a one year lease and I have read the requirements for my state.  I plan on mailing the letter certified and I wanted to know do landlords also call the tenant as a courtesy to let them know about the letter.  Thank you in advance for your insight.

@Julie Huffman..I'm in the process of gathering estimates from contractors.  If you have someone you recommend, I would love to contact them.

@Julie Huffman and @Elise Bickel Tauber... You both were right.  I just closed on my first duplex thanks to Austin.  Thank you so much for your recommending him.

Thanks, Ty.  I will research my market to find out what's required for my state.

Hi Everyone,

Right now, I have my tenants' security deposits in separate savings account at an online bank.  Is this how most people do it?  If not, can you share where you keep the security deposits.  Thank you in advance for your input.

Hi Everyone, I am interested in purchasing an investment property for under $20,000 that clearly needs major renovations.  Do I need to do a home inspection prior to purchase?  The seller doesn't want any inspection contingencies.  Thank you in advance for your input.

Hey Michelle! I highly recommend @Austin Daniel

Hopefully he can help!

Thank you!  I will send him a message.

Greetings,

I am a new investor looking to grow my portfolio.  I am interested in buying houses in the Homewood, Lamar, and Wilkinsburg area.  My budget per house is under $50,000.  Thank you in advance for anyone who is willing to partner with me in my quest to solve the affordable housing crisis, one house at a time.

Quote from @Bruce Lynn:

@Michelle Hardy   In what state/city are you trying to bid?

Some places like Baltimore I believe water bills do travel with the property.

In other states, bill gets wiped out between owners.

I'm investing in Pittsburgh. I know the water bill stays with the property.
