@Jonathan Greene I know this post is old. but this definitely helped me decide if I should spend thousands of dollars with Subto community or just continue with what I'm doing right now by learning from all the free information in YouTube, google etc. and communicating with experience ones here in Bigger Pockets. ;) Thank you!

How do you know that the private lender is legit? 

I'm looking at this 14 unit apartment bldg in kirksville, Missouri. I want to know more about the area, jobs, % of renters vs. home owners etc. That will help me with my decision making. I know there is probably tons of apps or site out there?  But any  recommendation for what you guys are using? 

I would get the equity by doing HELOC and buy a multifamily or commercial property out of state where I can get a good cashflow!

I definitely think you will win the case if you decide to sue them. But, it will cost you time and money too. But maybe you will get everything you spent back or maybe more at the end.
