Post: Financing to Start My Development Business

I am stuck on how I can obtain financing on my residential development venture. I live in the SF Bay Area. I own my home and started the process of converting my backyard shed into an ADU to earn rental income. In addition, I would like to pursue finding a good deal on another home in my neighborhood to flip. My spouse is the only one employed and I would like to turn my development ideas into a legitimate business. Does anyone know which of these are the best financing options for our situation; business loan, construction, crowd funding or hard money loan?

Per the subject line, are there options to invest that don't require the purchase of property? For example, can I invest in part of the down payment, closing costs permitting needs?

I live in the San Francisco Bay area and I feel like my investment options are limited due to the expensive real estate. I have been contemplating investment outside of California.

@Mike Wood Thank you for the information. That is very helpful. My neighborhood is a mix of SFH and multifamily. I do have a shed in the back that is nowhere near livable however now that you mention converting an unused basement apartment, perhaps converting my large shed into a separate apartment is more realistic. Thank you again!

Has anyone re-developed their primary home? I go back and forth with taking the lot we have and developing it from a single family dwelling into a duplex or triplex. Would I have a better chance of financial approval since I already have the property? Any helpful information is greatly appreciated =)
