Hi I have a friend going through a divorce...he has a renter in place ..I am not sure if they are cash flowing. However, this is a great house in a great neighborhood. I would hate to see a potential opportunity go to waste. What are ways to approach this situation with the seller?

I obtained my RE License in hopes of helping me with my RE investment aspirations. How can I use this tool to best help me obtain properties. Can I purchase properties and use my commissions as down payment at closing ? Who is the best broker to park my license with ? Some people have mentioned EXP?

I am seeking advice on doing my own investments, rents, sales, flips, etc. I am new to both investing and being a Realtor. Does anyone have any advice regarding which Broker is the most investor friendly and how do you handle commissions and fees of your own properties? I am currently looking at Brokers like exp and Virtual realty. How do you gain access to the MLS without joining the Realtor Board..and is this even possible.
