I’m beginning to get messages from tenants who are in the service industry that have been laid off due to corona virus and can’t pay rent. Any suggestions on how to address this issue. 

Tenant advised she is moving out February 1st, 5 months before her lease expires. What is my recourse?  Only have Security deposit.

I have a tenant whose lease is not up until May 31,2020. She wants out of her lease by February 1st. to move to a larger apartment. She is willing to try to rent the apartment, but wants to use her pre-paid last months rent (we required at time of renting due to questionable credit.) for January 2020 rent.  We also have a security deposit. 

I do not think I should allow her to use that last months rent as January rent as she may not be able to rent apartment and still may owe rent until re-occupied. 

Looking for advice on how to handle this situation

Looking for recommendations for a contractor to repair a lateral sewer line under the house.

My husband and I are seeking a 2br apartment in Portland Oregon. We would like to be in the NW area. We are finding it extremely hard to find something as everything that is posted seems to go immediately!! Any tips for finding a place would be appreciated!!!

I have a Duplex that is a century home I would like to update the kitchen with new cabinets and flooring. Looking for suggestions on types of flooring and cabinets that that hold up well with rentals. Also seeking a reliable contractor to do the work. Thank you in advance for your help!!!
