Hello Seth, I just logged on and see your message, I must've done something to my notifications. Thank you for responding and sorry I didn't respond!  It has been a crazy time. How is all with you?  And your house?  I'm almost done framing and having a helluva time finding a finish carpenter now!  

Anyway I hope you're enjoying the weekend, when you get a chance I'd love to hear/see your house progress.

Post: HM lender & broker EACH charged me, points and lender fees (?)

Hi Gina, thanks so much.  I was asking constantly in a 100 different ways.  He kept putting it off, responding to everything but the figures.  And I guess I trusted by then, as nothing different was said after the last quoted terms and figures. 

Late the night before the next morning's closing, LimaOne submitted it into my account on their portal.  I saw it with my attorney at the closing.  I knew I wasn't going to risk the closing, I know I should've had the final quoted terms from the lender. We all were rushed, JJ just never provided, and ever since, and still, berates me for not being empathetic to his plight of rushing the loan for me (though the 2 wk time frame was one of his big selling points). 

By the time of the closing, again, I couldn't delay the already impatient sellers, and thought in the rush of it all I had overseen disclosure of all, so didn't want to make waves.  Hard lesson, just when I think I'm hardened enough. 

JJ Bliss isn't licensed, apparently that's not required for a "commercial" broker, that's the information I've been able to find anyway. Otherwise I would've complained.  So I've done it here.

Word, Nghi, I live the consequences of my actions.  You were very informative and offered me a very fair and competitive situation.  In a rush I pounced on what I thought was the best offer.  He seemed just as trustworthy as you and others I'd talked with - till the final rushed moments when it was too late.

If your agent has contract with addendum to include the seller financing with any/all conditions you want, then great.  You should have your attorney in on that though.  Who found this, you or agent? 

Your attorney fee is high - regardless, your attorney can/should be helping you with all these matters, and you should definitely use an attorney :)
