For those that have used postcardmania - was it just their lists that were bad? Or are we talking about their actual postcards and/or mailing service as well? I have my own lists but was considering using their post cards and mailing service. Michelle

I am looking for recommendations for good HMLs in the Cincinnati area. We are expanding our flipping business and only have enough cash to handle 1-2 flips at once (depending on ARV and rehab size). We have deals in the pipeline that will either require us to take the HML path or wholesale them (which I don't love doing frankly). FYI - I can cover a considerable sized down payment and cover all the rehab costs. Who have others used and liked/had success with? Thanks, Michelle

Jay Hinrichs I agree! Could be a great opportunity. In Ohio you can only represent yourself if your property isn't in an LLC. So most landlords, even if small, still have Atty representation. Even still, we all knows it's pretty damn easy to figure out who owns the property.

Jay Hinrichs In my city you can find unlawful detainers online by digging through the court dockets. Evictions are only handled on certain days which makes it a little easier to find them. It's a great source (for everything already mentioned) and for the fact that it's a pain in the a** to get to. Which of course means most people are to lazy to target it. Michelle

Nam Tran Luckily - my spouse has just as much passion about real estate as I do. However, I was going to suggest something similar. Either separate the incoming finances or try to come to an agreement to carve out a portion dedicated to REI. Which, all of this is probably easier said than done. What I do know is that I would not give up my dreams of investing. Good luck! Michelle

Matt Endicott What does your written agreement say? I assume it doesn't dictate how the work will be done just that it will be done by the previous seller? Is the only requirement that it passes inspection? If so, I think you are out of luck in terms of forcing it (at least now anyway - maybe ever). Your only hope is to ask and hope he wants to be done with it as much as you do. Good luck! Michelle

Carlos Rodrigues I had the same issue in my market. I would track the properties and someone would always pay more than what I was willing to. Maybe I was too conservative, maybe they overpaid. Not sure, but I couldn't compete. I have since implemented my own direct marketing and have been purchasing off market properties since. I still make offers (here and there) on MLS properties, but my bread and butter is off market. Good luck! Michelle

Joshua Voth The loan terms have nothing to do with how you source the property. In addition an agent has nothing to do with the loan terms. If you are going to live in one side (and you qualify for the loan and the seller agrees to your financing contingency) then you can certainly go direct to seller. Good luck! Michelle
What Dan Bryskin said. Anytime a buyer can't close on time the only way I continue is with a very short extension and an additional big, fat, non-refundable deposit. For me, money talks and BS walks... Good luck! Michelle
