Hello . . . I'm not a real estate pro.  But I love following real estate, looking at houses & neighborhoods, and renovating houses . . . . . thinking about getting off the sidelines and jumping in as a part-time investor/landlord.

I have one rental property in upstate PA because I used to live there, and when I moved to Philly I chose to rent out my house. It's an old house, and I've renovated nearly everything. I've already had experience with bad tenants and court ordered evictions - so I've learned some things the hard way!

I think the laws are tough on landlords in Philly, so I may be more interested in buying/selling - that's why I'm here - to research and learn more about where to begin.

I'm most interested in buying "very run down" housing - I don't know the lingo, but nearly uninhabitable or uninhabitable housing and fixing it up to be decent working/middle class housing. 

I'd like to do some of the renovation work myself - I enjoy it - and I do have a full time job, so initially I'm looking at this as a "hobby" that pays for itself!
