Great points, Kornelia!!  Thank you so much for your thoughts!  Yes, South Florida is rife with contractors who are renowned for doing the wrong thing.  I'm a little stunned there were no more responses than yours.  I like the tip I heard Brandon repeat (it was someone else's idea) to go to the Home Depot at 6am on a weekday to stand around the pro counter b/c that's where the business-like contractors can be found.  I need to take a morning off and do that one day soon.  Have a great evening ladies!

Hi all,

I'm wondering if anyone has a contractor or two who they could recommend to help me with a small townhouse condo that I am in the process of buying in Davie, Florida.  It needs the kitchen and bathrooms to be updated.  I don't plan to spend a mint on the place, but I would like it to look attractive, obviously.  It also needs some paint and some flooring upstairs as well as some minor repairs here and there that any general contractor can do.  

I am asking around so that I have a few options to work with.  I just need to minimize the likelihood of hiring a jackleg (i.e. an incompetent, unskillful or dishonest person).  Nobody has time for that.

My name is Michele and my goal is to at least double my current income through rental properties within the next five years.  I live and work in Miami.  I am at the beginning of my journey (I'm in the process of purchasing a small property in Davie, Florida near Nova Southeastern University).  Once I complete some work on it (I am still looking for a contractor in Fort Lauderdale/ Davie area), I then plan to rent it out and work on my next purchase.  I'm open to investing out-of-state in Central Virginia (Richmond/ Midlothian/ Henrico and Chesterfield Counties), where I have some very close friends.  

All that said, I believe you are as good as your relationships.  I appreciate and seek to build relationships with people like my mechanic, Conrad, who runs MC Auto Tech in Miami (I might as well plug his shop - tell him Michele sent you!).  He is down-to-earth, intensely scrupulous in both his work and his honesty - a man of true integrity who is not out to exploit anyone.  I believe this is the best way to operate and I plan to build a small network of like-minded people who I can support and encourage in any way I can as we build wealth together.
