My LLC I did myself to save cost. I just paid for the filing fees for my state to register it. I am looking for a real estate attorney to handle my deals on a buy and hold, wholesale contracts to other investors, fix and flips, but I am looking for an attorney who is creative in deal making and ensures my interests are protected at all time. I believe when I am their client they would protect my interests. But my areas are in probate and tax delinquent properties.this attorney would need to be fluent in those laws. Plus, from other campaigns there will be deals as well. I am building my team and I understand things will come up and my team will change but for now I need good qualified professional. Thanks for all your help

Is there anyone in this forum from Columbus Ohio and can refer me to a good real estate investor friendly title company, real estate attorney who understands an investors point of view, inspectors that are licensed, and licensed general contractors.  If you have any referrals I would grately appreciate it. I get I can check google and angies list but generally in my opinion referrals are better because you have seen their work first hand. Thank you

Try placing a Rent-To-Own and ask for a low down payment. Good or bad credit ok. You can earn a nice cash flow doing this. Keep me posted on how well it does. Good luck.

I am new to wholesaling real estate. After reading countless books and watching many podcasts on this topic I understand the process. I am looking for an experienced investor here in Columbus Ohio that could show how it is done from beginning to end. I already have a potential deal lined up and would be willing to split the profits. My delima is I have no money and bad credit. So I need a serious investor who would supply the credit and finance of the deal, my part is I bring the deals to you. I have three others that are lined up and notion the market but have talked to the owner and is a potential deal. Can anyone please direct me to anyone you might know who fits this criteria. Thank you for your time.

John houses in the area are mainly 3bedroom 2 baths but there is a 4 bedroom 2 bath going for 56000 but as I said in the post the third floor could be another bedroom or home office so once rehabbed I believe I could easily get 60000 to 65000.

I came across an opportunity to purchase a 4 bedroom 1 bath house.  Approximately 1300 square feet. This house has a third floor for 5th bedroom or home office.  Basement has dirt floor. Needs complete kitchen and bath. Needs new flooring and paint throughout. Needs furnace. Curb appeal is needed.  This property is for sale by owner and will do owner financing but prefers cash. Owner is an investor too and needs cash for other investments. Now my credit is very poor and I have no money. The sale price is $15000 but will take 10000-12000 if cash offer. Now I am a wholesaler and I am looking strictly to build my cash basis. Do I flip the paper to another investor to rehab and walk away with a $5000-$10000 assignment fee. Or find the funds rehab it rent to own option get sandwich deal. My gut says this deal is a cash flow rental then refinance pull money out to rehab or rent to own have new rent to own buyers fix up the property themselves. Just not sure what strategy to use. Please help! :/

Thanh, dont give up. The key to wholesaling is building a rapport with the seller and solve their problem. Run the numbers on each deal and see which solution works best for all parties involved. There are great experienced people on bigger pockets and they have helped me a lot. Read the blogs, watch podcast, get real estate books that relate to wholesaling. There is a ton of info out there and you just have to google, or this site has tons of info. Put it keywords that you are struggling with and let it generate and those related topics will come up and help you move forward. Its a great tool to use on biggerpockets.
