@Dulce Beltran I have had my long range model 3 for 7 months and love it. It cost less than my BMW & is more fun to drive. It took getting used to the minimalist interior, but now I love that too. I set it to charge at 2am and it’s done by 7. The increase in my electric bill is negligible and I only stop at gas stations to grab a snack now.

If you’ve worked your numbers and it is comparable to another car you would/could buy I highly suggest you test drive one or stop by a supercharger and talk to an owner. They are very willing to talk to people.

The purchase & delivery process was super easy except I had to drive 3 hours to pick it up since Tesla sales are banned in my state. I haven’t had any maintenance or repair issues, but there is a mobile ranger that will come to my work or home to fix the car. Maintenance is minimal since there are so few parts. The app is awesome - I can schedule maintenance, turn on climate control, check it’s location/speed (if my son is driving it), etc. It takes less than 5 minutes to warm or cool the car to whatever temp you want.

I store my scanned receipts in folders by year then by property. Inside the property folder I label them “Home Depot 2019 01 22”, etc so they are automatically sorted by Vendor then date. You need to use the leading zeros if you want them sorted accurately by date. I save all of my statements this way too. At the end of the year I use Adobe to combine the year’s worth of statements into one file.

Numbers is my go to app for keeping all of my spreadsheet info on my phone. It’s easy to use and syncs with all of my devices. I can even make charts. I use Dropbox for all of my computer docs & can view them on my phone, but Numbers lets me edit right on my phone.

 I was furious. The access was in my bedroom and every surface was covered in a fine dust. I even had to wash the walls and use an air purifier. I wish they had used a plastic wall to contain the dust. 

Also check with your utility company. I don’t know how it works with rentals, but some give rebates when you add insulation.

Days after we had the insulation blown in temps hit the high 90’s here. The house stayed cool yet everyone we knew said their ACs had a hard time keeping their house cool. It really does make a huge difference. If it’s the same cost as an attic fan I think insulation may be the better investment. No moving parts like a fan and it will make the house more comfortable in both hot and cold weather.

I would also call an insulation guy out. Get his opinion and an estimate. If you decide to insulate vs installing an attic fan you can DIY. Rent the machine from Lowe’s and blow the insulation in yourself. It’s not hard to do. We just had insulation blown in and the guy who gave us the estimate explained exactly what needed to be done, but it was a lot of insulation so we chose to have him do it. Note: blowing in insulation creates a huge mess. Have your tenants cover everything or put the access in an out of the way spot.

I would raise rents by a couple of dollars ($5-10) & offer a discount for online payments. Try to look at it from the WIIFM (What’s in it for me) principle. To a tenant, online paying gets you your money faster & they lose the grace period of waiting for the check to clear. If you offer a discount their benefit is more money in their pocket. You may still have some old fashioned pay by check people, but I bet they will be in the minority.

I would echo the desktop version. One time fee to purchase until you decide to upgrade and no hassle with trying to convert your file or learn a new system.

Let her call your insurance company. If they don’t think you’re at fault they’ll tell her that. She can fight them all she wants, but they will win that fight. If she takes you to small claims court then you can show that your insurance company already reviewed the issue and didn’t believe you were at fault. Hopefully that will help you in the eyes of the court. My guess is she’s trying to scare you into paying and will quiet down when the insurance company says it’s on her. Very rarely does someone take it to court after failing to get the insurance company to pay.
