I am working on my first deal and i was hoping someone could analyze my contract.

Market price 87,000

Selling for 52,000

4,000 square feet(1 house sits on 4 lots)

4 bedroom

1 bathroom

Minor renovation needed if any at all. Everything has been brought up to date. Paint, water heater, duct work, plumbing, carpet, etc...

Can someone let me know if this is good or not?

Does not need a lot work at all, the inside is newly renovated. Priced way below the market. Great deal.

Can somebody help me? Does anybody have or know of any good wholesale seller contracts specific to Detroit, MI.......or just MI as a whole?

What about automating my website to bring the deals to me? Would this be more efficient?

My car is down, so my property scouting is limited. Is it possible to find deals without driving? I really need some help here.
