Hello,


I have never gotten a portfolio loan yet, but they seem like a good option for certain situations.

Do these loans go up to 90% LTV with no PMI?

I also saw something about cross collateralization too, would be something that I might need.

If so, does anybody know of a lender that can do a deal like this?

I have a bunch of properties in a certain area, but its an appreciation market.

I am trying to sell those and buy in a market with much higher price to rent ratios so I can get the monthly cash flow I want to get to.

All of the properties are cash flowing a lot. But there price point is under the 75k mark that almost all dscr lenders are looking for.

Another option would be does anybody have a dscr lender that can loan on lower priced properties that can cash flow?

Just looking for the best option going forward.

Any help would be greatly appreciated.

Hello,

My current private money lender is giving me 90% of purchase price and 100% of rehab cost on my deals.

I am looking for a lender to be able to cover the other 10% of the purchase price.

Can somebody help me out?

I am looking for a private money lender that can lend on 100% of the purchase price and 100% of the rehab cost.

Is there anybody that can help me out?

I have a couple of deals in contract and need help closing on them and then more deals in the future too.

Is there such a thing as a private money heloc?

I do not think I will get approved for a normal heloc, I work for myself and would like to take equity out of my house.

Just looking for other options.

There are a few. 


 Yes they are rent ready and meet all those guidelines.

My fico score is high and I can put 25% down plus costs. And they have market rents.

Ok where would you recommend I find them?

I am looking for a DSCR lender that does loans under 100 k.

I have talked to many lenders and nobody has been able to do this yet.

Can anybody please recommend someone they know that does this?

Hello,

My name is Michael and I am looking for a private money lender.

I have 2 deals under my belt and I am closing on a 3rd next week.

I need help with getting funding for my 4th deal, here are the numbers.

Purchase price: $69,500

Rent: $1500+ Currently vacant

ARV = $120-150k if I put in 20 k in renovations

ARV = $175-195k if I put in 40 k in renovations

It is mainly cosmetic upgrades, everything works in the house.

I spoke to a realtor, property manager, and contractor for this deal and the numbers make sense.

I plan to BRRRR the deal, but there is an option for a flip if I wanted to go another exit strategy.

Would anybody be interested?

I plan to close in a couple of weeks.
