@John Warren Congrats on your sale.  

@Greg H.Congrats on your accomplishments.  Just to be clear I am not calling a Crash of any sort.  If anything I see a slow leak in the Real Estate market and most importantly Sellers are not in the power position any more or at least the degree that they were.  But again I am not calling a Crash, too many people have 3.X% 30 year mortgages and don't need to sell.  Crash come when Sellers are forced to sell and I just don't see that happening any time soon 

@Terrell Garren Seems like you did pretty well for yourself.  No reason to change. Congrats

@Charlie MacPherson - Very true - Maybe I should have been more clear that my post was focused on my market.  However it is clear in my market the numbers are painting a different story

@Brandon L. - I didn't share my honest thoughts to entice laughter.  It was my honest assessment after spending every day in my market for 15 years.  As my profile highlights I have been investing for 15+ years, own enough rentals to retire early and I average 2 purchases a month, so I don't share my thoughts lightly or for laughter.

@Michaela G.- Couldn't agree more - Tighten up criteria and worst case keep as rentals

@Lesley Resnick You are right a broken clock is right twice a day and maybe I am 100% wrong or maybe I am just early.  That said I think the first domino fell and this is what I see (again maybe only my market).

Buyers have disappeared

Listings are creeping up

Price Reduction quantity is up

Affordability is going to get worse if rates go up more

Good Selling

@Patrick Britton - I agree Real Estate is hype local and the category or type also matters.  Having invested through the last transition from Sellers to Buyers market I know their is always a first domino to fall and then they speed up.  I could be early, it could just be my market, but something is different

@Neel Jain - As my profile says I chose to invest in Fresno as I could never stomach investing out of State but others have been very successful as you will see on Biggerpockets.  I don't make it to the city all that much but I am sure we could find a middle ground if it made sense for us to connect.
