Hey Guys,  I'm wondering if anybody can answer this for me.. 

When wholesaling a property with an existing mortgage or that's also in pre foreclosure, do all of the missed mortgage payments need to be paid in addition to the outstanding loan amount at the closing?

Can anybody tell me of any investor friendly title companies that will do double/ simultaneous closings, as well as assignment contracts. Also, what type of purchase agreement contract should you use if your doing wholesaling? From what I seen I need to know if there is a one that can be used apposed to the ones used by relators. Thanks
