Thank you. This is exactly the type of advice I was looking for. I’ll take a deeper look and reach out if I have any questions. 

@Salvatore Lentini envious of your situation! There is probably a certain threshold where the cost segregation makes sense. How much will a report cost for a $200k SFR vs a $2m multi family and how much depreciation will be realized? Our plan is to continue with SFR or 2-4plex properties and then leverage as much depreciation as possible. The intent of this post was to try and identify where we'd get the most bang for our buck.

Thanks. Maybe I’m not clear. Not looking to offset state taxes — mainly federal taxes.  Understood on the depreciation schedule. Maybe my question should be, what type of investments will likely have a significant “short” term (under 15 years) depreciation and be eligible to accelerate via a cost segregation to help offset taxes.

Also, any investment we are looking at is not solely for tax purposes. But this is potentially a big savings for us and should not be ignored or researched further.

What investment choices would you recommend to offset W2 income taxes?  Let’s say we’re shooting for $50k tax saving per year. My wife is a real estate professional (we can deduct real estate depreciation) so a property with significant bonus depreciation would be ideal. 

Most rentals now don’t cash flow at 7.5% interest rates. But I’d still like to buy something to offset our tax burden. Assuming it makes sense and covers its costs.
