Hey Kevin - I'm pretty new to all of this too. If you're planning to finance with a traditional mortgage, you'll also need a steady income source showing that you can afford the mortgage payments and your expense to qualify for the loan. 

@Bianca G. welcome! I'm also a newbie out of Charlotte. I am contemplating the same scenarios. I think if I were to purchase a 20-60k property I would expect a higher cash flow due to the risks associated with a D class property.

Hi Sejal, congrats on getting under contract. It's inspiring to hear. How long did it take you to find a deal once you became interested in REI? I'd love to hear more details about your deal if you don't mind.
