@Rebecca Naranjo, I also live in Temecula and will be taking my first trip to Orlando & Tampa in two weeks to look for small multi-family homes. So, if anyone wants a two for one quality wholesalers and brokers are needed. Rebecca if you guys are interested in sharing notes let me know, last year we purchased in Huntsville so we have a little experience with buying out of state.

@Anthony Holloway I’ve had success in Huntsville Al, good landlord laws, great employment with Red Stone Aresenal, Toyota/Mazda plant, NASA, etc.

@Manav Wadhwa the rental market is great and has continued to see incredible demand for single family homes. Rents have increased across the board and there is a low inventory in the entire valley right now. The Red Hawk or Crowne Hill area are commonly the most desirable

How much equity do you have in your current residence?

If you have enough equity I would refinance out of the FHA mortgage to save on the MI creating more income for you. I would then look for a 3-4plex that you could add value or rehab to create equity and possibly raise rents while you live in one of the units.

I’ve had my license for 22 years and have been out on my own for 18 but the lessons I learned in those first four years helped build a solid foundation for my investment business. I would recommend that you start with a brokerage that will teach you something. Find out who the most successful realtors are in your area and try to join their team. The lessons you’ll learn about contracts, procedures, negotiations, etc. will be invaluable to you in the future.
