Of course a municipalities vacancy rate is going to be speaking to the average landlord. But those who are diligent with their marketing and screening will have more success. Hi guys, I'm pretty new to the real estate investing world. 

A family member, and a friend have both been pretty successful in regards to appreciation and cash flow. Looking to replicate their success for myself. 

So question... vacancy rates are a bit hard to determine for me.

The census says 9% but the error rate is also 9%, so who the heck knows. 

I also read from various sources that vacancy rates for Albany are one of the highest in the country among citiesl. 

What are your experiences with finding a tenant? How long did it take on average?
