Post: What's the best closing date? First deal closing!!

My wife and I are closing in on our first deal, and are pretty excited.  We've learned a lot by reading through these forums.  

We have one specific question for the forum.    Our current tentative close date is September 1st.   But, things are moving a bit slowly and we're concerned we may not have enough time to close and find renters.   We also know Sep 1 is a good window for movers and we don't want to miss that.    But we are leaning towards pushing the close to 9/15 to give ourselves enough time.  

Which would be better - 9/1 or 9/15?  Thanks for any thoughts or advice.

Hello.  I'm looking to move forward on an investment in Westchester, NY.    Have not done a real estate investment deal before, and was hoping to work with a Mortgage Broker that other folks here have used and recommend.

Was hoping to hear any general experiences people have had in dealing with resistance to renting your property. In particular, when buying a single-family home, do you deal with neighborhood associations that don't want properties rented (or have some clear guidelines against it) or just neighbors who will make it clear they don't want rentals on their street. Is this common, and what are some things to keep in mind to best manage it? Thanks for any insight.
