Hi Katrina, the numbers seem to work, and I also invest in college towns in Michigan and I like the income... let me know why your hesitating, I see your in Maryland, maybe the distance is causing you concern.  I completely understand that. Depending on the area I could drive by for you and take a look, possibly partner with you as well to help off set some of your cost.  Let me know and good luck! Hi Katherine, truly an inspiring story and one that will motivate you and keep your 'grinding' through the tough times. I'm an investor in Michigan and have traveled much and lived in many parts of the world... I say this because I have seen market trends and have learned to read them. Michigan has excellent ARV on properties and much to offer an investor. I'm located in the SE corner, near Ypsilanti and Canton area... most would say near Detroit but that is not technically accurate. In the 'D' (Detroit), you are either in the city of Detroit or in the suburbs of Detroit, a huge difference! Please let me know if I can be of any help. Hi Ari,  Wow, this sounds like a unique opportunity.  I've never done this type of rehab either, although, in downtown Northville a family converted an old church into retail space below and a huge loft upstairs where they live.  Beautifully done and might be worth checking out if your get into this opportunity.  Good luck and let me know if I can help! Hello Shana, I've also thought about this as a possible opportunity for future growth.  What concerns me is the never ending process of bureaucratic BS that has held up the entire repair process.  In my opinion, it's to soon to tell which way this will go... could be a great opportunity to buy in low and watch your money grow... or watch your money go... I live in Michigan and have a good feel for the area.  My thoughts, don't pull the trigger yet, but keep it on the radar for now.  I like where your going with this and I like your projections, just a little to early to tell.  Good Luck and let me know if I can help, Michael V
