@Robert Reynolds EDUCATION. I am in the perfect situation to continue educating so I plan on doing some targeted studying and training. Other than that set up a 10 year plan and build a strategy around it. I would like to have that fully laid out by EOY.

I found Third Fed Credit Union with a great rate prime - 1.01 = 2.24% for balance over $50K.


I have a great rate on my Primary home (in CA) and investment property so I don't want to do a cash-out refi. Any advice??

 Stephanie I know I am late to the party but there are certain tax implications with HELOCs, I would make sure you understand those before diving in.

@Justin Haughton Glad you're getting in! While I don't know much about the area you are investing in I do know little about multi-family investments. Some things I keep at the front of my mind before buying a property:

1. Would I live here?

2. Do the numbers work? (MUST CF among other things)

3. What are my exit strategies?

If you can answer these couple questions you will have many less headaches. For instance I purchased a property in 2020 and moved 3000 miles away. I still have had no issues and I get cash every month for pushing into the next deal. That's the name of the game! Other than that come to the forums, learn how to use BP tools and NETWORK. BP did a great job of bringing together investors at all levels.

@Gemma Sanchez Sometimes 'renter-proof' just means 'renter priced': I don't put top notch carpets or furniture (if furnished) in the rental. I also heard of owners not placing dishwashers in their units due to their failure rates. Felt bottoms on chairs are pretty good if you have hardwood/LVP floors. Speaking of floors I really like LVP, hard, resilient, cheapish, replaceable by the plank. I only typically carpet the stairs, it adds a nice contrast. Hope this helps

@Dyami Pike I saved up from my day job. That might be the slowest way to do it and may be simply impossible for some. I was blessed enough to be able to do it.

@Angelo Darin interesting problem. You definitely have a lot of equity in the house and that can be put to work in other areas. (350-230)= $120k which is 20% down payment on $600k property. I would imagine moving 2 kids isn't the most fun so I am curious to see which direction you take this. Also, I spent 2 summers in Michigan (Dearborn) had some incredible times in the UP and living the lake life. Cheers and good luck!
