When applying for a loan on an investment property… some lenders say I need a lease signed (for proof of revenue) to qualify, others say I don’t “necessarily”. It seems it is a gray area to the 7 lenders I asked. Can you clear this up in detail: Loan qualification WITH and WITHOUT a signed lease agreement. And the possible Debt to Income ratio.

I own 2 condos in this development with 5 buildings. I always saw an empty lot that looked like it was for future development. The lot was listed (land only) 11 days ago. I was looking at deed sales and noticed a few units that were sold on that specific lot for sale (im assuming pre-construction). If i purchase the deed that has a unit associated with it, once the land is developed will I own the unit?

I highly doubt that someone is going to build you a free home.

Thanks for a great elaborate response 😃.

In college I was always the guy that would ask a bunch of questions and needed to do the problem 2-3 times before I can fully understand it. I want to analyze 100 deals, but I don't know if i am analyzing them correctly. I am going to just jump in and "fail forward" but would like to have any recommendations. Besides the BP youtube, (which is the best thing ever!!) Is there a more efficient way I can learn deal analysis in volume?
