Thank you Bjorn. We have pictures of residence prior to the occupancy and the initial walkthrough inspection report.  At no time during the tenant's occupancy did we receive any type of communication to repair or fix anything. On the contrary, we proactively replaced the AC/Heating unit and water heater. There have been no service calls made either. I appreciate your response :)  

Hello Jonathan, I agree with everyone else, price is generally the issue, but I would also encourage you to research all the homes sold within the area for the number of days your homes been on the market (expand your radius by at least 10-15 miles) so that you have a firm understanding of the types of homes sold in comparison to your home. This will give you an idea of some of the key selling points and provide a solid ballpark of where you stand terms of a "selling" price-point. Hey gang, need your advice.. I have a tenant that has not paid rent for over 4 months starting Jan/2020 - Pre-COVID19. We retained a law firm to help with the process, and they have served the CA 3-day notice to pay or quit. We recently discovered that the tenant came back with a bogus complaint basically marking all items listed one being a place not "habitable". I'm well aware that tenants will work the system to buy more time through the Eviction process, but in the event, we go to trial, what should I be prepared for so that the case is a slamdunk? I wanted your take and suggestions before I reach out to my attorney. I appreciate all your suggestions/advice in advance.
