I have never really engaged in networking much. I have people looking for land or severely distressed properties, but I never come across them. Back in the day, I guess I was lucky, or there is so much more competition now that it's difficult to find anything good. I appraise them all the time and am shocked at how cheap some are, but I never see those deals.
