Are any of the other ones in that area currently listed for rent?  I usually try and talk to neighbors if they are out on the street and see what they are paying.  You could also reach out to some Property management companies in the area and see if they can give you some insight on it.

Every investors ARV and rehab costs are going to be a little different depending on their experience, level of rehab, etc. You can easily create a simple spreadsheet that you input your 3-5 comps into as well as your projected repairs to come up with your MAO. (you can also find most gurus offer some sort of this as well) Your goal is to get the property at a great price and everything else will fall into place.

First, thank you for your service!  Everything is pretty much done electronically these days.  As far as where you have to go to sign paperwork, I'm not sure about that.  When working with a wholesaler, they can send you the assignment contract to sign electronically (hellosign, docusign, etc) Then you can wire your earnest money to the title company.  Then when its time to close you would wire your downpayment as well.  I'd make sure to have a home inspector or a contractor go out and inspect any properties you would potentially purchase since you are not in the country.

I don't believe VA has enact any laws against wholesalers yet.

Welcome.  What would be your ideal investment property?   Maybe start off wholesaling as it doesn't require a ton of capital to get started but can help you build up funds quickly to put towards buying investment properties.  It will also open doors for you as you network with other investors and private money lenders who can assist you with getting into your own properties.

The people telling you to stay away from Greenville are closed minded individuals who don't like growth and change.  There is nothing wrong with Greenville.

I find my VA's off onlinejobs.ph. You can get them for $4/hr
