Hi all

i may be a little late in this discussion 

but I'll try my luck 

as a wholesaler you got something UC and you are trying to find a buyer 

what happened if you are trying really hard to find a buyer but when the time where the contract expires is coming up and you didn't have a buyer to sell 

what's happening now 

you just don't show up to closing  (just kidding)

You lose your deposit and keep going to the next deal 

Any advice is appreciated

Hi everyone here on the greatest website 

I came across a property owner who have 2 2 fam 1 in Newark NJ  and 1 in east orange NJ  and is willing to sell it to sell it for a package deal for about 475k

Both are occupied with tenants paying top dollar rent 

And don't know we're to start 

Appreciate any advice

I looked up zillow.com rental  and didn't see rentals for rent in irvington but in Newark NJ i see so much rentals for rent 

anyone could explain

Wanna make sure from the garden state parkway and on are good?  What about the number st like from 38st to 44st from Springfield?

I see that there is more inventory then in Newark for a price that makes sense

But let me ask you what are the rent price in Newark a 3 br is renting for 1500 range is irvington different 

Is the  numbers the same?

Hi every one here 

I am looking to do the BRRRR strategy in Newark NJ and i am following the market for a while, like driving around getting leads from a broker.

It seems like Newark is getting very hard to find a good deal that makes sense 

So i am asking you guys what do you think about Irvington is it good ROI? is it war zone like the souths in Newark? Has less competition then Newark?

Any comments are appreciated
