Theoretically speaking: If I had the cash to purchase 1 Buy and Hold property at lets say 40-50k in price. Should I take the cash and buy the property free and clear or should I take the cash a use it as a down payment with a portfolio lender and purchase 4 to 5 buy and hold properties. My thinking is to use the cash as a 20% down payment and purchase 5 turnkey properties in that 40-50k price range. Am I way off base with this?

What's happening BP... Just wanted to reach out to the community and do a quick introduction and let you know a little about myself. My name is Michael Sobczyk and currently I live in Delta Township Michigan a suburb on Lansing's west side. Its also where I own and operated Tri-Delta Mechanical LLC. I'm a Michigan fan living in the enemy's backyard. I'm a complete and total newbie when it comes to real estate investing. That being said I haven't let that stop me from taking action. I've managed to secure my first seller financed deal for a buy and hold property, just waiting for that close date. Hopefully I've done the due diligence. Anyway great to be a part of BP and am looking forward to becoming that pro member later tonight.
