We're looking to buy a home in our same community.  Its a new construction, we've already worked with the builders agent as that is who we bought our previous home from.  The community mandates the builder pay a 6% agent fee.  The builders agent cannot represent us.  So if we bring our own agent, we'd like for our agent to take 1% free then we get 2% fee off the price of the home.  Essentially our agent is getting 1% to handle the transaction.

Can anybody suggest a method to do this?  We're in the state of TN if that's relevant.

How do you go about buying these type of "yards"?  If you were starting from square 1 then what are your initial steps?  Do you buy the land then build the business, or buy existing yards for sale?

I'm not local to DFW so not competition :)

Post: Bonus Depreciation 2023 STR

I've been reading threads... but getting confused. As a high W2 earner I am looking to apply the bonus depreciation in 2023 (my spouse will meet the 100 hour requirement). I'm considering buying 1 STR and 1 LTR. The tax benefit is not the primary driver for my purchase, however it certainly is a factor in the decision if I can deduct 80% depreciation in year 1. If so I may even consider 1 purchase 2023 and then the second in 2024 for the tax benefits.


I'm in process of switching CPA or I'd be asking him to validate.

@Amar Amar I'm glad to see this thread.  I'm in a similar position to consider class A properties that will not cash flow without 30% down.  As a high W2 earner, I don't require the cash flow now however looking at the return over 15 years.  While I have no crystal ball, I live in a mid south high growth area where home values will appreciate above average over time, its "staring me in the face" to buy now even with the "recession".  As a bonus, if interest rates do decline in the future, I can refinance to a lower rate which creates more value.

While I have invested into mutual funds, done extremely well, I believe hard assets is a nice diversification at this point with a highly inflated stock market.
