@Tre Irvin I think that’s a very natural fear — something most, if not all, of us experience. I don’t think you will ever feel 100% ready, and if you to it’s perhaps because you’ve forgotten to factor in something that would make you reluctant to pull the trigger if you had thought about it. Not sure if you have kids, but no matter how much you mentally prepare for having kids (and feel ready) there’s no way you can be 100% ready to take on the role of parent. College or an apprenticeship “prepares” you for a job, but who can say they were 100% ready for their career after college/apprenticeship?! You’re going to made mistakes in any endeavor. That’s part of growing. If you don’t toe the starting line you’ll never start the race, and if going it alone is what’s holding you back, find a partner/mentor to bring you along. You got this!

Dredging this one up from the past....

I am interested in what anyone can share about the Vancouver side of the PDX compared to the Portland side in terms of the current market. Is there a discernible difference in appreciation/cashflow/market price in similar type assets from one side of the river to the other? Do small multi's still have a leg up on SFR? What strategy seems to be "working" vs what's not? I appreciate any insight local investors can offer.

There are certainly plenty of secondary/tertiary markets outside of DFW that are less pricey/cutthroat.

@Andrew Tripp can you expound on what you mean by the how deep the skilled worker pool is? I’m assuming what you’re saying is that more skilled workers could indicate a larger demand for certain types of industrial properties, specifically the types you mention your group goes after. Thanks.
