Single-family residence fix & flip investment in Lakewood.

Coming soon to the market. All new plumbing, HVAC, electrical, garage floor, basement has been gutted and completely waterproofed. Gut renovation with a third floor master suite that includes a massive bedroom, master bath, and a walk-in closet. Second floor contains three large bedrooms, a laundry room and full bathroom. First floor has a beautiful open concept kitchen with white shaker cabinets that reach the ceiling, wet bar, hood over range, farm sink, large lit pendants over the island, stainless steel appliances and new windows. Hello BP family,

My wife and I have been doing a lot of research and have decided to move forward with our first direct mail campaign. All of the content has been extremely motivating and offers great insight in terms of how to condense our list of sellers to ensure that they have multiple layers of motivation, however we quickly realized that we aren't very clear on the steps that follow once an offer is accepted by a motivated seller. Would you proceed with the sale without an agent? We read that this can be very risky. If you decide to bring your agent in after the seller accepts, do you then decide to cover your agent's commission? If you do not use an agent, do you go directly to a title company to move forward with the legal documents? We would greatly appreciate advice and guidance!

Hi Lesley,

My wife and I have recently purchased our first rental property in Cleveland. This was basically a turnkey property. We felt that this was our safest bet as new investors from out of state. However, we are looking to purchase our second one very soon and plan on using BRRRR. I'm assuming you're looking at a distressed property since you want to use BRRRR. I don't have any first hand experience but from what I understand most banks will not offer a traditional loan on a distressed property. This is why most investors go with hard money loans for BRRRR. We are going to start working on building relationships with good real estate agents and contractors to try and make our next deal happen. On a separate note, we have learned a little bit about neighborhoods in Cleveland. Feel free to send me a message if you would like to pick our brain a bit. I'm sure we could learn from you as well!

@Chaunna Henry We have been doing a lot of research online to find good areas to purchase investment properties. Cleveland always popped up as one of the top locations. Our main focus right now is a property that will produce a good cash flow and Cleveland seems to offer that.
