Just keep appealing to the state board. The county will disallow but the state will be much more forgiving.

Hello,

How do you guys handle depreciation when the asset in question fails prior to the years allowed to depreciate. For example: you install a air conditioning unit in 2009 and depreciate over 27.5 years but then it fails 10 years later in 2019. You still have depreciation to take (17.5 years left to be exact).  Same question could apply to roofs or appliances or really anything.

Hi, anybody have any experience not giving a 14 day notice for non payment of rent? I have the clause in my lease but I didnt highlight it or have the tenant initial it.

Wondering how that will hold up in Montgomery County TN. I will make the clause better in my next lease

Hi! I almost had to file an eviction today on a tenant and in looking at the Franklin County, Ohio form I was totally confused by what to do with the "second claim". I am a DIY kind of guy so if anyone can shed any light on how the process works in Franklin County, I would appreciate it. How do I list an amount for anything on the second claim lines when rent due, damages, and utilities amounts will change from the time you file to the time you go to court. I also wont have a damage cost until after move out. Help! Thanks!
