Does anyone have any great referrals for commercial lenders in MN. We have a 20 unit under contract and seem to be having a tough time finding a lender that will do a 25year am with 80% LTV. Thank you in advance.

I am looking for a commercial agent in Cleveland that is well versed with midsize multi family properties ( 30 to 80 units). Any investors out there have a referral/s for a great multi family commercial agent? Thank you in advance!

I have a tenant that is wanting to use their trust as proof of income.  I don't feel comfortable doing this as they have no job. Is it legal to decline them due to not having sufficient income or do I have to consider the trust fund?

Does anyone have experience with subject to financing? If so have you you ever done a subject to deal with an FHA Wells Fargo mortgage? I am curious as to wether anyone has had this type of loan called due or if it worked out for them. Thank you so much in advance for your time!!

For the insurance it really depends on what company you go with. I have found it to be less expensive in most cases. Let me know if you need help with the insurance piece. Also if you need a Realtor I do have a good contact there as well. Good luck!

I just wanted to highly recommend The book on rental property investing by @Brandon Turner! I was hesitant to purchase this book and the book on managing rentals by Turner due to having so many other investing books but I figured what can it hurt. I have taken away so many good practices from reading this book. The forms alone in the book on rental property investing are worth in my opinion well over $500. If you are managing your own properties you absolutely need these forms as it will make your business so much more profitable. I was truly missing out on so many forms and disclosures that I should have been using and it certainly cost me money in the past. 

Do yourself a favor and support Brandon and Josh and make your business more profitable by buying these books. Thanks Brandon for all the hard work you put into these books. It truly has benefited me greatly.
