If you are planning on living in one of the units you can get a FHA loan for a 4-plex. Depending on your credit you could get in for as low as 3.5% down. The rate would vary, and closing costs would be between 2-5%. I know a guy in Phoenix I could connect you with if you want to pursue it. I am down east of Apache Junction, connect with me, I am interested in your area and would like to hear what kind of deals you are finding up there.

I heard that a good way to learn a lot about buying house's at foreclosure auctions is to get in with some of the bidders and driving properties for them.  I can't not find the original information I found on this to find more details, but I recent came across someone that is buying a good amount of  these properties and thought there might be a chance for me to get in with them and learn more about this acquisition process.  I actually know so little about this that I am not even certain how to approach them.

I would love to hear advice or more information on this.  Do you think this is a good way to learn more about buying foreclosures. Or would there be a better way for me to spend my time?   What exactly are you doing when you drive properties for a bidder?  I am comfortable enough to approach them, it's just that I am not sure what I am offering.

Looking for advice on which address I should send a "I want to buy your house" letter to.  I was out driving for dollars this morning and came across a prospect.  Got home and did my research and found the tax assessor has the owners mailing address different than the prospect address, but only about a mile away.  So I ran a search on this mailing address and that house is owned by someone else with a completely different name.  I found this to be strange, but whatever.  Since this other address is shown to be owned by someone else, should I send the letter to the prospect address, or stick to the address I got from the tax assessor website?

HI!  My name is Mike and I am currently a wholesaler in Arizona.  I live in the far east valley which allows me to market in both Phoenix and Tucson. I would still consider myself a newbie at wholesaling, so I am looking to expand my network as my business grows.  As well, I like to connect with like minded individuals.  I am always looking to expand my buyers list, so if you are looking for deals message me and I will inform you as new deals come in.   I am, also, really interested in the fix'n'flip and fix'n'hold arena.  I would like to get to know players in this arena and start to build my team to expand into this area.

I live out in Gold Canyon at the base of Superstitions with my wife and 2 kids.  When we get free time we like to hike in Superstitions with our 2 dogs.  I have started an online brand for doing outdoor activities trying to get people together that love the outdoors to share their experiences.  As well, I help small businesses with online marketing campaigns.
