@S.M. Morton that is true I feel confident in the amount of self educating I have done. I wanted to partner with another investor for 2 reasons.

1. Want to ensure I get the deal done the best way possible, due to me using a private lender.

2. I wanted to use some hard money and the ones I am aware of say they require experience or for you JV with someone experienced

@Marc Celestin the hard money lenders I've seen put in the requirements that I have experience or that I partner with a experienced investor, would you be able to recommend another lender

Hello BP community,

I've recently been able to find an individual who would be willing to lend me a good amount of cash for REI (unspecified amount at the moment). In order to make sure that this individual's money is safely invested, I wanted to do my first project as a joint venture seeing as though it is a great way to learn. My questions would be how do I vet those who are serious players from those who aren't doing great numbers? and how does a joint venture work when you're trying to learn?

@Luke Gabriel what was your strategy when you decided to quit? Did you find a mentor or did you just take a leap of faith?

@JR T. I currently work at the supermarket Aldi as trainee for the store management position. I don't see myself being able to get into action anytime soon, so my goal is to find a individual who can help me get away from the job so that I can make this full time

Hello Everyone!

Currently I am working a job that requires my time for 40-50+ hours per week. The job often requires me to stay later or schedules are put up on the fly at times and due to my position I cannot argue the schedule changes. I seriously desire to get into real estate investing but without anyone in my circle of influence who is even remotely interested in partnering I am finding it extremely difficult to start.

Hello Everyone! I am a 23 year old newbie real estate investor located in Union,NJ. I have been stuck in the research stage of my REI career for some time now and finally wanted to get moving. I've been reading, listening to podcasts, and basically studying ANYTHING I could get my hands on that was on the subject of real estate. I would like to begin with wholesaling with progressing into the buy and hold arena being the goal. With very little experience in real estate I was hoping to find individuals who could then show me the ins and outs so to speak, and to those individuals, I would ask what value can I bring in return as a wet behind the ears investor for their invested time.

I would love to network, find a mentor, build my own team,etc. I am anxious to learn more about real estate and get started on creating financial freedom. \
