Are you sure the taxes are correct? I've never seen a legal two family in the Village of Valley Stream with taxes that low. Also, are you sure the Village has it as a legal two family? The County Website and number of meters are not important, the only thing that matters is the Certificate of Occupancy at the Village.

Those are our areas, we did about thirty homes there last year. Occasionally we wholesale one or two out. Let me know if we can talk.

we bought a bunch of properties in Hempstead. Be very careful  in the Village of Hempstead. They are very difficult to deal with. We avoid the Village now.

Start with towns or areas that you know well.  You need to know the values of properties, what buyers are looking for and what areas are more or less desirable.

Wendy,

We only buy in Nassau County and Valley stream is one of our biggest areas. The courts here are VERY fair and it should not take longer than 90 days to get a tenant out. We have evicted MANY tenants and squatters. Feel free to contact me if you want to discuss it further.

We've been flipping house sin Nassau for a while. We are finding that property taxes have been rising in Queens and pushing some Queens people into Nassau. 

What i wish was that local municipalities like the Town of Hempstead would publish a list of homes that had many violations or that were declared unlivable, so that buyers like me could go find the owners, buy them and fix them up.
