@Stuart Udis, Ahh completely understand. I meant it based on the finances I have currently. I really want to get into real estate, but only have around 10k-15k to put into a house. I know that section 8 is typically (from my research) under 100k, so this seems to be the best direction. 

@Jonathan Bock, That is one of my fears. I want to get into section 8 as it does sound/seem very appealing, but I do not know what I do not know. I am willing to learn more to see if this is the best option. I do know that anything can happen, but I am sure that I am still unaware of what that truly entails at the moment. Also, in your response to @Rahma Z., do you mean that a landlord needs to mentally detach from the house/property and treat it as a job rather than be emotionally attached to it?

@Catherine McElwain, That is one of my questions on how to chose the right tenant and how/where to get the best contract for my tenants and myself as a landlord.

@Stuart Udis, Can you please explain what you mean by “expecting better leverage due to the fact the units are being leased to voucher recipients”? Do you mean that my monthly return would not be as high since the homes are typically cheaper?

One of the reason is that I would be able to put less down on the home as a down payment. Also, a great portion is guaranteed by the government. 

Hello, I am currently a (new-ish) Realtor in the PA area. I have had an interest in rental properties for quite some time, but I am nervous and still feel unprepared to own/manage being a high quality landlord. I recently have been more interested in section 8 rentals, which make me feel even less prepared and unaware of what I do not know. I would love to learn as much as I can so I can finally start my journey into owning real estate properties.
