Hey Jon, I've heard HELOCs thrown around on the podcasts but now that you mentioned it, I am going to look into it more. It sounds like it can cut the time I plan to take action in half. Thank you for taking the time to share this.

Thank you too Jon, I am greatly considering house hacking. My parents are very close to paying off there mortgage and I see this as an opportunity to produce cashflow. I was thinking within the next few years while building my income/credit history my family and I will save up for a down payment on a duplex around the area to house hack. We would rent out both the old house and the second unit of the duplex and with a good deal, live for free and hopefully profit some. Is this a realistic idea to think of in LA? Am I thinking in the right direction? If you were in my shoes, what would you do? I would gladly appreciate responses from anyone.

Hey Jill, I'm new too! I've been listening to new Bigger Pockets Podcast, "Real Estate Rookies". They feature the different investing strategies as well as define key terminology through interviews with relatable investors! People like you and I! I think by listening to this, you can find an investing strategy that suites you and build your foundation on real estate knowledge.

Thank you Bigger Pockets community, my name is Michael Pison. I am an Occupational Therapy Assistant and my goal is to create cashflow  through rental properties here in LA county and possibly Nevada and Arizona. I am at the very early stage building up my income/tax history as well as saving up capital for that first down payment. In the mean time, I'd enjoy any conversation on experiences with rental properties here in this area. Thank you for your welcome.
