You're right, once you get your first deal things at home will calm down. Nothing like that first paycheck to prove the concept. And don't worry, you will have a lot more difficult times ahead in your REI journey, so don't let a website bring you down. SEO is a long-game so don't expect to see immediate results, usually 4-6 months down the line (if you know what you're doing.)

I work with private lenders who offer low-minimum loans to investors.  It's your lack of experience that will make it difficult getting financing.  Recommend partnering with an experienced investor for you first one.  All the best.

Check airbnb and craigslist for rental ads in your area. That should give an idea for demand and price point.  Or call a realtor/property manager and ask about the rental market in your area.

Hi, it's going to be tough to find a HML for inexperienced flippers. I was in your shoes and I partnered up with an experienced investor and was able to "use" their experience to qualify for the loan. All the best.

You could start showing what you're doing to friends and family and ask for their feedback.  You never know who they will talk to.  I put together a sample deal and sent to close family. Through casual conversation one of them connected me with someone who is interested in lending funds. All the best.

I haven't personally used a turnkey company.  They can be good one-stop-shop for investors, but you're right, most sell the property at retail+, but the upside is no deferred maintenance, a tenant, and management. Some say TK is a good first step for a new investor. Aloha! Mike
